First stage - infrastructure - has given parameters. Proposed entities pleasantly fit into the surroundings. Natural materials used for building emphasise relation to nature.

There is a direct access to the plots via main road that leads to Tatranska Lomnica. The flat nature of the land allows a direct view of the golf resort as well as a direct view of the panorama of the Tatras. By 2010, the High Tatras will be connected to the motorways of all Central European countries. The international airport in Poprad is 10km from the land; the town of Kežmarok is 8 km away.

At the moment, a project of reconstruction and completion of a ski centre in Tatranská Lomnica is being implemented which will increase visitors to the region and this location will become very popular. Tatranská Lomnica, therefore, has the possibility of becoming the best quality ski centre in Slovakia, mainly due to its high altitude. In close vicinity of the project, there is a 27-hole golf course and directly opposite the land, there is a SPA Centrum and AquaPark under preparation.
